Hello!
A new residential area is being developed near us, and I want to buy a plot of land there to build a semi-detached house. Each half should have about 150m2 of living space, plus 2 garages and 2 parking spaces. The plot has a size of 750m2, floor area ratio 0.4, floor space index 0.8, ridge height 4.5m, eave height 9.5m.
I went for consultation to the local building authority and they said I should be careful with the floor area ratio of 0.4 and my plans, but they did not go into details. The semi-detached house should have a footprint of about 15x15m; where the garages will be built I cannot say yet, nor the paths to the garages. I would build them to the right next to the turning area but that would lack the required distance to the street and would only be permitted in special cases.
Assuming that a long driveway to the garages has to be built and the floor area ratio is thereby exceeded, would that be acceptable? I read that exceedances of up to 50% for ancillary facilities (driveways etc.) are tolerated (NRW).
What do you think about this?
