Hello,

I wanted to get in touch again after a long time and briefly share how things are going or have gone recently.

After some time, we received the cost breakdown from the "little one". He really put a lot of effort into it, collected a whole folder full of offers and filed them neatly. Unfortunately, the price was far above our expectations, so even if you make compromises, it still doesn't come close to our budget. That's why he was dropped, he completely understood and still offered his help or to answer our questions.

Now there were only minor things left to arrange with the "big one", we thought, but some things like complete excavation, plus 10 cm lower over the entire area and 20 cm deeper strip foundation still had no price after a month, which I found strange. He just said that the 10 cm plus 20 cm foundation doesn't cost the world. Then I asked again if it wouldn’t be possible to just do a 36.5 cm exterior wall, no, that wouldn’t work, 24 cm plus insulation is better, he said. Then I asked him if it’s better, why is it then only a KFW 70 and not KFW 55, since with 36.5 cm you would achieve that. He said, believe me, it’s fine like that, the wall is thicker after all, 24 cm + insulation. Then I asked him how thick the insulation is. He said something like the wall will later be 40 cm thick, so about 16 cm + plaster, but in the construction service description there is no value, only insulation in mm. Well, that depends on what the architect says, it’s also possible that it will be 22-24 cm, Mhhhhhhh. My question then was: will the price for the 16 cm insulation still apply if they take 24 cm? No, of course not, he said, so costs can still come up.

Then it went on to the heating, it only said that it’s a package that is, of course, only available this month at a special price. I asked him again how many kW the heating has? Well, the architect has to calculate that first, aha, and if we need a bigger heating system than in the package, will the price stay? He can’t say, the architect has to calculate that, he decides, but it probably won’t stay the same. So again the question, more costs could come up. Yes, that would be possible.

Then he said, well, if your financial means are not enough and you don’t get that much money, we have to leave it. I just said we have to know how expensive the whole thing will be without running to the bank again because of wrong planning.

Then about the garage, it was calculated, but somehow there was only one sheet with a price, I asked him again how it looks with the foundation, he has to inquire. We said 2-3 times that we wanted electric gates, but only manual swing gates were calculated instead of sectional gates. For the roller shutters, we agreed on aluminum, but plastic was calculated. And some other little things.

So this company is now out too, it’s all too vague and too much money. Although they were about 60k cheaper than the "little one". But who knows what else might have come up.

Now we’ll keep looking, if there’s anything new I’ll get in touch if anyone is interested.

The smaller one was therefore not more expensive than the larger one. The smaller one only made a realistic offer with a higher standard. The larger one doctored the numbers and without your inquiry, the worst would have happened.

Maybe your price expectation does not fit the project?
