Bungalow - does it make sense on a plot like this?

Hello dear forum,

I just registered and would appreciate your thoughts on this:

We have the opportunity to acquire the following plot near Cologne (about 650 sqm) (see sketch). It is currently built on, but would need to be demolished, so we would have to build new. The development plan stipulations are: single-story, base height max. 0.3m; eaves height above base max 3.50m; floor area ratio 0.7; pitch 25-30; open construction.

Do you think it’s possible to build a decent bungalow for a family of four there? Basement – well, that would be great, but probably way too expensive… Do any construction companies come to mind that can realize something like this well? The idea is also to still have some of the plot left…

Do you need further information to answer this? Then I will gladly try to obtain it.

Not so much white space around the graphic, but a few measurements would not be bad. Is the blue-bordered area probably the building envelope? Is the plan oriented to the north? Is access possible at every point (width, but also south or north)? Is the property developed on the east or right side?

What space requirement = approx. sqm number do you have? Garage/ carport?

Let's assume the following. 650 sqm. Floor area ratio 0.3. That gives 650 times 0.3 equals 195 sqm buildable. If we calculate 30 for the terrace, then you have 165 available. So an 11 by 14 bungalow would work. That wouldn't be small. Ours is 10 by 13.5. Basement? Make the roof a bit steeper and a staircase up instead of a floor hatch. Plus studio trusses as the roof structure. Done is the cheap basement. Who plans something like that? Scanhaus Marlow. They have tips there. Our house was inspired by their catalog, but it was built by a local builder from Ytong. K.

Then make full use of the upper space. There is no reason not to do it.


I consider a bungalow with three to four bedrooms for a family uneconomical and an outrage economically. Too much area is sealed. And it is more expensive. Everything is basically negative. Also, you have to economize square meters and be stingy. You might get on each other’s nerves and annoy each other.
“Everything on one level” is something people say when they are frail and don’t have to build for many heads. Also, this argument regarding the basement remark doesn’t hold if it comes up—the things you want in the basement can easily go upstairs.

Build yourselves a house with the bedrooms upstairs; that is the only sensible way.

You are two, so that house might fit…

If that is from the development plan, then a top floor with a max of approx. 70 cm knee wall and only 25-30° roof pitch is not much fun either.
