Building with prefabricated house companies in Mecklenburg-Western Pomerania

Hello everyone,

I (male, 31) and my husband (33) are currently looking for a home of our own. We rent in Wismar and would like to stay within the city’s catchment area (ideally directly in the city, but with the steep prices here of up to €150/sqm, nobody can afford that).

We are at the beginning of the whole process and are first trying to get an overview. We quickly agreed that we will most likely want to build, and single-story, because I have knee problems and the constant up and down on the stairs would be difficult for me. So we want to have a bungalow built, about 100 sqm in size with four rooms. Since we have neither children nor pets and do not plan to have any, we don’t need more than 600-800 sqm of land.

We work in the public sector and have about €3800 net per month available. From April, thanks to step increases, we will be just over €4000 net (plus, of course, the annual special payment). The family would support us with the equity. We expect about €30,000 in equity and would not want to spend more than €320,000-350,000 for the land + house + additional costs.

We would prefer the prefabricated house construction method, as we have no knowledge at all about building and cannot help at all. Now the question is – how trustworthy are companies like Town & Country (which seems to have some kind of monopoly in this region), MassaHaus, Platinhaus, etc.? The reviews online are very good – almost too good – and that’s why I wanted to get some advice first before contacting one of the companies.

As someone with no knowledge and not willing to help, one could also go to an architect (which I would find more obvious). Town & Country is, as far as I know, a solid house provider and Massa Haus is definitely not focused on zero helpers.

Architect's house is too expensive. In my opinion, the financial resources are also not sufficient for a general contractor house, unless you build in the middle of nowhere. But even the middle of nowhere costs too much for you in my opinion. 350,000 is not enough for the complete package including the land. I would take a look at used properties.

With used properties the same problem. What is affordable usually requires renovation, and what is ready to move into is again too expensive.

Yes, sure. But then it’s “only” the 90s bathroom that works or the kitchen without induction and SbS... The focus here is on the location and a single level... and affordability with a 4000€ salary. You have to look for alternatives and not consider everything else out of the question.

I see the way forward more out of the city, there a small flat building plot of max 500sqm and for example with Town & Country to realize a small bungalow without frills. That could be possible for 350000.
