Go to the building authority and talk to them. If they immediately say, "Nope is not," then you know where you stand and can look for another property. If they say, "Yes, you just submit an exemption application," then you can still consider what to do.

With us, the caseworker confirmed by email that we understood point X correctly and that an exemption permit would be successful according to the current situation.

Did I read somewhere that it is supposed to be a two-story building? Just for your information: Schwörerhaus (equivalent house construction company) has a city villa with two bay windows on the ground floor... Whether the living room is now 40 sqm, no idea... Numbers should not matter if there is still enough space for everything. Bay windows are subordinate to the main building body in this case and may be outside the building envelope. Maybe that would be an alternative?

20% surcharge.... very interesting, also to read the price from the other side once!

Sure, no question. It doesn't have to be Weberhaus, I know that Schwörerhaus is supposed to be very good as well. Unfortunately, two full floors are not possible on the plot. I also fell for that. I thought full floors were really full floors. However, a full floor means that 75% of the room area has the full ceiling height of 2.50m. The remaining 25% may have a slope, and that is exactly what the textual regulation requires.

Due to the two bay windows on the ground floor, this city villa becomes a one-story building.

I deliberately gave you this example because, in our residential area, not the narrow building envelope but the number of stories played a role.

But I would definitely first take the option of a conversation.

That is not correct, it is a two-story building with bay windows.
