Just for your information: Schwörerhaus (equivalent house construction company) has a city villa with two bay windows on the ground floor... Whether the living room is now 40 sqm, no idea... Numbers should not matter if there is still enough space for everything. Bay windows are subordinate to the main building body in this case and may be outside the building envelope. Maybe that would be an alternative?
