Building under development road - Advantages and disadvantages

If I interpret the plan correctly, the access road has a slope towards the east. Do you think the water would then also have to flow towards the east? Have the neighbors already had any experience with this?

Could you not raise the ground floor or the terrace a bit higher and, as a result, not fill in/stagger the terrace more compared to YOUR terrain?

Or do you have a restriction on the eaves height in the development plan and therefore have to keep the ground floor lower?

Attached is the north side to address the issue of the backwater level. As already visible in the last illustration, it now depends on the depth of the channel whether a lift pump system is necessary or if a backwater valve is sufficient. There will be no bathroom or similar in the basement. Only a washing machine.

It still needs to be clarified. The planning is still fresh, since in the first draft there was no height difference, as it was planned with 1.55m L-shaped stones.

@ It depends on the limitation of the fill, according to the development plan we are only allowed 60cm. The building authority agrees to a maximum of 1m, the neighbor too. No more is possible.
Terrace height of 1m would be the maximum. It is currently 80cm. Whether it is decisive now I strongly doubt (unless the channel is not deep enough), since the terrain is not really level on any side.

My eastern neighbor consistently has a height difference of at least 70cm to the access road.

When the channel is full, the water pushes upward up to the level of the manhole cover. Only after that does the channel overflow and the water flows over the street. The water can also rise to the same height as the manhole cover inside your house. That means walk-in showers, toilets, etc. whose outlet openings are below the street level (manhole cover) can overflow. In the above drawing, this would be prevented by a backflow valve or lifting system. But if you don't build anything and simply have a drain pipe, there is nothing to stop the water from rising inside the house.

PS: A lifting system causes ongoing maintenance costs, tends to clog, and requires emergency service, etc. Even just a wet wipe in the toilet is enough. I would think twice about it.

So, the issue has been resolved as far as possible at this point in time. EG needs its own fecal-safe backflow valve (electric or manual). KG needs at least a small lifting station for gray water (a few hundred euros).

The topic of the front door and apocalyptic rain showers remains.

The entire construction area is drained using a separated system, meaning 2 inspection shafts + compulsory cistern. For me, this means a lot would have to go wrong before something happens.

One more question, are there any personal experiences with such a situation under similar conditions?
