Most of this unfortunately misses the point, because this is about Wohnriester. Things like upfront fees, guaranteed interest rates, chances/risks of the product, death before reaching retirement, etc. are simply not relevant here. The commission is included in the closing fee.
The only thing that also applies here is the point about the minimum deposit, which for full funding amounts to 4% (including funding). The 60€ is merely the base amount to receive anything at all; if there is a significant income, the funding flowing to it is practically non-existent.
And the topic of the housing promotion account: the funded money is accumulated in a virtual account and credited with 2% interest until retirement. You have to pay taxes on the amount then standing there at retirement age.
The advisor seems untrustworthy to me (if you listened carefully ), so it’s best not to conclude anything with them. Regardless, both Riester contracts can be interesting (prerequisite, to put it simply: reasonable income and/or several children) as well as regular building savings contracts (you want homeownership in the medium-term future).
