Thank you very much for the feedback so far.

I would like to clarify my question once again. Perhaps I have not expressed it clearly enough.
The question about the architect (through the general contractor or hiring your own) arises at the latest when I have the plot of land, and I want to get started then. Therefore, I would like to clarify the decision in advance. You can do that with or without land – or do you have a different opinion on this?

How did you come across the architect? Coincidence that he is a partner? OffTonic: Can someone tell me why you can’t find Baufritz or Sonnleitner among the house providers?

Why? You can find them after all You can also ponder that beforehand. With 600,000 including additional building costs and a slope, you could already hit a price limit/barrier with the more expensive ones. That won’t be a problem, since it will only be a planning draft, not a detailed execution plan.

Our seller recommended the architect to us based on our ideas / wishes (our architect had, for example, designed a house that we had mentioned as an example of what we like). It helps if the architect knows the construction method in detail (to avoid later challenges with, for example, structural engineering), so from my point of view it does make sense if the house company and the architect know each other. I didn't see any conflict of interest there, but others here might see it differently. We had decided on the house company itself very early on.

If you have very specific sustainability requirements that deviate from the standard, you could already clarify whether there is a local in-house provider who can actually fulfill this and also guarantee it in writing. If not, the only options left are the architect or a deviation from your expectations because these are not feasible.
