Hello everyone,

we are currently planning the construction of a single-family house in NRW and would like to enclose the property (also towards public traffic areas) with a welded mesh fence with a height of 1.63 m. The public traffic areas include a sidewalk as well as a street with restricted accessibility (residents only).

We are aware that a building permit is required for this according to the state building regulations and I have a question regarding this:
In which "quality level" does this building permit need to be submitted?
That is, does the exact fence route have to be drawn in a site plan or is the description in text form (enclosure of the property by a welded mesh fence with a height of 1.63m) sufficient?
The background of my question is the fact that the exact route of the fence is not yet known to us at one point and may still be subject to change.

Many greetings & thanks for your help

Hendrik

The most reliable information is provided by the responsible building authority! Also, don’t forget the development plan, as it often contains restrictions regarding the height and type of fence (for example, chain-link fences are prohibited in our area, and front gardens have a maximum fence height of 80 cm).

Hello Elina,

thank you for your reply!
The development plan does not specify anything in this regard. The building authority has already informed me that we need a building permit - however, the scope and design of this building application are unfortunately not known to me. I thought someone had already gained experience in this regard...

Hello Hendrik,

Your architect certainly has enough experience. Simply include it in the regular building application or submit it as an addition/supplement. Primarily, it is also about the height, i.e., you can draw the location of the fence as far as possible and color circle/mark the area where you are not yet certain, or similar, and then write that the final location in that area has not yet been determined.

The building authority can then check whether the exact location in that area is even relevant.

Best regards

Hello Dirk,

thanks for the hints! The building application itself has already been approved. I will now enter the fence route in the site plan and create a new building application (reference to the already approved one). In the area of the front garden, I will mark the questionable area accordingly and add a note. Unfortunately, the building authority did not point us to an addendum to the previous building application. Is it generally always possible to do this and thus avoid a new building application?

Best regards

Hendrik

I have just looked at the building application again. The information to be provided there (including the authorized person for submission, triple execution of the site plan, etc.) does not really fit a fence... What costs should one actually expect approximately (cost fence approx. 4500€)?
