Building permit fee - What did you pay for it?

Hello,

I have a question.
According to what guidelines is the building permit fee actually calculated?
I thought I was dreaming when I looked through the documents earlier. They seriously want €2489.50!!!

I had heard it would be a maximum of €1500...

Can the fee be challenged, or something like that? This is just a rip-off.

Is the calculation method not stated on the fee notice? I mean, this varies somewhat from municipality to municipality and is fixed in their fee regulations. Therefore, internet information is not reliable.

Is there somehow a multiplier included that takes into account the sessions of your strange papal council ([Gestaltungsbeirat])?

No, there’s nothing there for the calculation. The assessment rate would actually have to be below 1, since the plans have already been basically reviewed by them at building application quality. The construction sum was given as 392,000.

The short processing time of less than 4 weeks is at least another indication that the clerk didn’t have much work with it. Normally, you wait 2-3 months for the approval.

We also had to submit the plans again to the council. Supposedly, this is then handled by the building authority via a shortcut.

Well, even if you want to calculate according to internet wisdoms that say 0.5%, then 2000€ would have been expected accordingly. Plus additional permits, e.g. water law issues (RC gravel installation, wells, infiltration, ...). That more or less fits.

The architects entered the construction costs with us and I would say their determination seems rather to be in our favor regarding the fee amount ...
That raises the question of what the authority understands by construction sum (cost groups, net/gross amounts?).

Well then: first of all, contest it within the deadline. Fee notices must be comprehensible. That means either a law is cited, from whose table appendix you can immediately see that the fee is correct in exactly this amount, or it must be explained.
