Building land too small??????

Hello,

I can acquire a plot of approximately 350 square meters. It is 15.46m wide. From the width, the driveway alongside the house must still be deducted, as there is another house in the 3rd row.

The house will have approximately 125-130 living space.

It will be about 9x9m. That doesn't leave much space. Can someone briefly give me their statement on this?

Price of the plot 150,000 Eur.

If I haven’t miscalculated, 6m remain for the terrace and garden, right?

Answer yes.... that would be way too small for us.

If you're lucky, the setback areas (usually 3 m on each side) fit. You would have to check the development plan for more details. Then you can barely place a 9 m house on it. It also depends on the width of the driveway. If this needs to be more than 3 m wide, you can forget it. Not to mention that I wouldn't want a driveway for others on my property.

We were told that for a detached single-family house there should be at least 400 square meters. Anything else is nonsense. And when I look at these towel-sized plots in the new housing developments, I'm glad to have found something else. We simply moved 20 km further out to the countryside. In Karlsruhe, prices are around €500/sqm. 20 km further in the Palatinate it's already €200, and then we found a gap in the town center for €130. Sometimes waiting pays off.

If you want a garden where a child can also play ball sometimes, the plot has to be much bigger. This size is just enough for a flower bed.

Hello!

Whether the plot is too small or not depends solely on your personal feeling. And of course on your personal wallet.

With 350 sqm and a width of about 15.5 m, the plot is about 22.5 m long. If I now subtract the driveway (assumed width 3m, length across the entire plot) and on the other side of the house another 3 m (minimum necessary distance), you can probably build 9x9m.

After deducting front yard, garage etc., about 125 sqm remain for garden and terrace. That means a width of about 12.5 m and a depth of about 10 m.

Personally, the driveway would bother me. The size would be at the lower limit for me, but still just acceptable (my personal opinion). But then it would also be important for me how the development around it looks. My plot is about 420 sqm, I have no driveway on my property and behind our garden the forest begins directly. Because of that, the plot feels completely different than if the next house stood directly behind our garden…
You have to remember that the garden always has to be maintained. Always. Whether you feel like it or not. The bigger the garden, the more work it makes...

Also remember that you will live on the plot you choose for the rest of your life – or at least the next 20-30 years!

350 sqm => Width 15.46 m x Length 22.64 m

Width 15.46 m => 3 m clearance + 9 m house + 3.46 m driveway (an SUV is already 2.3 m; if a moving truck wants to go to the neighbor -> truck >2.5 m)

Length 22.64 m => 3 m clearance + 9 m house + 4.64 m terrace + 3 m carport + 3 m clearance

Then you have to consider that you somehow still want to drive into the carport -> so it cannot start directly at the edge of the driveway (because of the car’s turning radius). That means for the 3 m carport there is a field of 6 m for the carport and then the driveway is still away.

[OT]Why do you actually have to pay for the neighbor’s driveway? As far as I know such easements only exist in such a way that a main owner leaves a driveway open for the buyer of the rear property in a plot subdivision.[/OT]

Normally, your development plan should tell you how big your house is allowed to be. It is usually also a matter of supply/demand and personal perception. Here, the sqm costs €750. 350 sqm is a lot because it's expensive. There are almost no building plots here either, so you take almost everything that is offered. Such a personal decision no forum can take away from you.
