The detailed electrical installation is included in the offer – I just didn’t send it along because it would have been too much. However, in its current form, it is not really sufficient. The general contractor said the same and mentioned that we need to upgrade it. He expects about 3,000 to 4,000 euros extra.

Regarding the total price: Honestly, it seems a bit too high to me. What do you think – what would be a realistic total price from your point of view for a house of this size and equipment?

And regarding the technology: The offer includes a combination unit of heat pump and ventilation system from Tecalor, which is completely installed in the technical room. Do you know the brand or have you had experience with it?

Are there any other things you notice – points we might need to change, that are not yet sufficient, or where we should expect additional costs?

Maybe a technical question would be better placed in the heating subforum? I don’t know what you expect here?! And we don’t know what you expect from your house. A construction specification is not changed. The company paid a lot of money for it to be legally valid. If tile at €40 is enough for you, that’s fine, but also irrelevant because you have to do almost all the flooring yourself. Basically, you can add your own additional money to every position; that depends on you or the builder (itemization). You can already see: one user wouldn’t accept the stairs, the next finds Q2 sufficient. Therefore: certain steps must be decided and taken by yourself. A forum cannot answer what you want. Especially not when the product behind it is not introduced: You’re basically giving us an instruction manual for an XL-sized air fryer and asking if the device is okay without naming the brand, functions, performance, or what features you need. The price may be okay for a high-end manufacturer, but not for another.

I find the construction performance description fairly written and understandable for laypeople. It speaks well for the GU. The price would be too high for me; for me, something around 400-420 k€ would be a good price. But I’m not you.
