Hello

We are currently planning 2 single-family houses with an architect. The planning is basically completed. We only need the drainage calculation to finally submit the building application. Since it is a new development area, the utility provider does not yet have layout plans of the supply and disposal lines.

Without these plans, my planner cannot complete the drainage planning. What can I do now to finally be able to send off the application? And how is it possible that construction is already taking place in the building area without the plans from the utility provider? How exactly does the simplified procedure work? Is it true that we are allowed to start 4 weeks after submitting the building application? Is it normal for it to take so long for the architect to finish the plans for the building application?

He has already been working on it for the 5th week, even though he received precise drawings from us of how the houses should look, and we have also strictly adhered to the existing development plan. I apologize in advance for the many silly questions and look forward to some helpful answers.

The area will be developed in phases, as usual; the section where you want to build is probably not yet scheduled. Call the property or building planning office and ask when you can expect the necessary information.

Yes. The architect takes responsibility with his signature to ensure that the regulations are followed. Usually, they still check the box on the building application form to be informed about the issuance of the building permit. So if no objections have been raised after 4 weeks, you can begin the earthworks.

Well, hopefully you are hardly the only client; in addition, there are certain requirements - for example, that the surveyor has done his work => preliminary site plan - which must be met before the building application can be submitted.

Isn't the drainage calculation just: 1 washbasin on the 2nd floor, 1 washbasin on the 1st floor, 1 shower on the 1st floor, 1 bathtub on the 1st floor, etc.? This results in flow rates that reach a certain value. We needed this calculation for the "Wasseranschluss" application at the municipality. What you are describing is more the drainage planning + transfer points, isn't it? Or is the drainage calculation about the roof drainage?
