Hello everyone, we have looked at a plot of land that we like. However, it has a 57 m long driveway. We are wondering what additional construction costs/connection fees we will incur. We want to build a semi-detached house there. Does anyone have any experience? Do you have to request an offer from every utility provider? What kind of assistance does the developer offer? Best regards from two beginners ;)

If the property is offered by a developer, they should also have a concept for how it is supposed to proceed, or maybe it is not a developer at all?

In addition to the usual incidental construction costs, also familiarize yourself with the topic of fire protection. Although this is regulated differently in the federal states, given the long driveway, I could imagine special measures regarding escape routes or access by the fire department (vehicles) including parking space.

Hey, so the property is being offered by the real estate agent without any building commitment. We will find a developer ourselves. But it would be good to know what he does and what our task is.

Then you should not look for a developer, because they only build on the land they own.

You are looking for a general contractor/general planner/architect/prefabricated house builder or whatever, but not a developer.

And everything that is contractually agreed upon by content (for the agreed price) belongs to it.

What is not in the contract or the construction description is not owed.

The costs for 57 meters of supply lines are provided by the local suppliers [Stadt-, Wasserwerk, Telekom]. The paving and earthworks can be estimated for about 150-200 sqm or you can have a garden landscaper prepare an offer. The house construction company usually stays out of this, but can assist organizationally with the construction road.
