Builder's legal protection - to do or not to do?

Hello everyone,

we have an offer from Örag for a builders’ legal protection insurance.
Coverage amount per case €100,000, deductible €250 each.
Costs: a lean €1000/year for at least 3 years = €3,000.

Our framework conditions:
- personal view: good and sensible insurance yes, overinsurance no
- construction with general contractor, involved for 20 years, all satisfied builders in the surrounding area
- construction-accompanying quality monitoring by an expert we have – I’m also aware that this won’t prevent legal disputes, but they share our goal of completing a clean build without nitpicking (where it is unnecessary)

I know, I know. €3,000 is peanuts compared to the total sum. But you yourselves know how it is: if you say that every time for €3,000, it quickly becomes €20-30k. So somewhere we have to start. And we wonder if this is overinsured or if we are skimping at the wrong end.

Your opinions?

I'll put it this way. Do I find a building expert and construction legal protection sensible? Yes, I do. Do I have both? No! Can I sleep peacefully? Yes!

But that's only because no botchers are building up my house. If it were different and there was botching, then I would be annoyed now!!!

I am considering it myself, I also financed it through Sparkasse. I know firsthand what construction processes currently cost and will take out the legal expenses insurance.

How are you supposed to know (in advance) that no botchers are working on your site?

The 3000 euros is a gamble. You can do it. Sometimes you lose, sometimes you win.

I would have done it ... but unfortunately not financed through [Sparkasse] ....

Hm... there are very few who insure a building and that for good reason. In that respect, it is still quite cheap. Therefore, I would carefully read the fine print to see if they will actually pay, how, and when one expects that. Personally, I would skip it anyway.
