Thanks for the hint. We do want to reach Kfw70, but we will not be taking out KFW loans. However, it is not finalized yet. I just checked again with the engineering office: the site manager would also be an energy consultant.

That’s exactly what I wanted to get at. Your site manager can technically check everything, but in this case he is not allowed to. The energy consultant required by [KfW] must be independent and must not derive any other benefit from the construction project. This is negated by the role as site manager. If [KfW] insists, despite his qualifications, you must insist on an external consultant (however that looks in practice). Your site manager is not allowed to do this because then execution and control would be in the same hands.

Back to the topic:
I am also skeptical, my better(?) half less so. There were also statements like: We have been building almost exclusively with design plans for nearly 10 years, partly because they are detailed enough, and partly because the execution planning was only completed at the handover of the house (paraphrased).

Of course, if the plans are only finished by the time of the house handover, then I might as well save myself the trouble. I had assumed that construction only starts once the execution planning for the respective section is completed... but I am just an amateur

Some things are actually only planned when the relevant part is due. For example, with us the final planning of the floor structure was only completed after the shell builders and roofers had already submitted their final invoices three times.

If you really want a complete execution plan before the start of construction, it mainly costs time. A lot of time.

On the other hand, there is the question of liability. Personally, I would find it at least partly too risky.

My shell builder also builds houses for which there are only 2 sections on DIN A3 paper at the start of construction. He does all the details in execution to the best of his knowledge and belief. Well, that's Berlin...

Well, I meant that the detailed planning of, for example, the wall is done and then the walls are built, so not planning the whole house in detail first and then starting.

Does anyone know how long such an execution planning takes? Our building permit may be delayed until the end of April.
