Build a small house or buy a condo?

I am single and have been considering ending my rental contract for quite some time and buying my own place. I can afford between 800 and 900 euros per month. My current cold rent is 600 euros. Equity 30,000 euros. Not very experienced with DIY, no friends who are craftsmen either.

I live in the Augsburg suburbs.
Following considerations:

1. A new condo with 3 rooms, garage, 80 sqm and balcony in a village costs between 250,000 and 280,000 euros, 6 units in the building, monthly fees 250 euros. I could easily afford that and I would probably be finished shortly after starting retirement.

2. But then I think: If a new condo costs that much, then why not: Buy a small plot of land with 300 sqm, 250 euros per sqm, that makes 75,000 euros. Then a turnkey prefab house for 180,000 euros without a basement but with garage, size 100 sqm + 30,000 euros additional construction costs? Similar price but own house.

3. Or buy nothing new: Older condo for 180,000 euros and that’s it. Problem: At this price range there have been no nice apartments with 3 rooms for months, at least not online.

What would you advise me?

Oh yes, I also keep finding prefab houses with land from the well-known provider with 5 letters, which are "turnkey" for under 200,000 euros. But since the advisor did not come back after a visit (I probably wasn’t very decisive), that is rather not an option.

Building. The condominium is rubbish. Service charges 250,-, always having to decide everything together, the manager, nagging retirees who think the stairwell isn’t clean enough, if a cat wanders up to you, someone raises the alarm, we don’t want pets here! No. Just forget it. At best, look for an end-terrace house around 100. You can still save something there.

A note about the monthly maintenance fee; especially with new construction projects, this can change very quickly after moving in. Real estate investors tend to be overly optimistic here for marketing reasons.

As a single, a sensual challenge might still be waiting for you, who lives a bit far away.... and then you are no longer flexible with cabin or apartment. Have you already thought about the topic? Sorry, it’s not the topic, but before I say: none of it, I’d rather ask

300m² of land will not be enough for a detached house.
Also, the smaller the house, the more expensive the price per m² is likely to be.
Then there is the location Bavaria. The minimum of 180,000€ for the house is probably going to be used up there. Then the price for the outdoor facilities and the garage is still missing.
In this respect, I dare to claim that you will not manage with the prices for a detached house.
In terms of price, a terraced house could be an option. But these are usually developers who probably do not have a 100m² house on offer.
