You contradict yourself Why should he save and build later when it will be more expensive and interest rates are very low now. But building only when the children start school is a bit late. We would have liked to build earlier, but we were not on financially secure feet then. It is much nicer for the toddlers to go out into the garden and romp around at any time than to grow up in an apartment without "outdoor space".

I would also recommend building as soon as you have settled on a location, given the salaries and good saving habits. What are you still waiting for? I also see it that way, that a new build or rather the associated garden especially benefits young children. Building before the children arrive is also much easier, especially if you want to contribute your own work. I am not expecting a crashing real estate market, at best constant costs, but rather continuing cost increases, just not to the extent seen in the last 5 years. That means you are also saving against inflation. Of course, your saving performance exceeds inflation, but you are still spending money on rent, which you could already be putting toward repayment. I am not generally against renting, especially if you want to remain flexible in terms of location, it is of course the better choice. But if you want to build anyway, you could also use the rent for repayment.

We are not sure where we will stay. Nothing is certain, but we want to avoid the case that we have to leave the place and our house is already built there. Where we can stay, in my estimation, we will know first in 6-7 years.

If you have not yet decided on the location, then I would also not start building yet. But an estimate of construction costs in 6-7 years is simply impossible. And the land costs will also vary greatly depending on the final region.

Then I would suggest a compromise. If you only know in 6-7 years whether you will stay in that place, at least buy a plot of land. Because, in my opinion, land costs are guaranteed to rise. As long as the plot has no requirements for building a house within a certain period, you can buy the land and leave it until you are certain. If you move, you can sell it again at a profit; ideally after 10 years.
