I think it’s realistic to assume that the basic standard alone won’t be enough for most people to really like it. For this item, meaning the upgrade, we are unclear about what budget should be realistically planned.

For a business owner, we know that the additional investment for the staircase we would like would be in the mid-three-digit range; the same applies to the front door.

For the bathroom tiles, the basic standard probably isn’t what necessarily appeals either. A provider would calculate 30 euros per sqm for the basic equipment line; an upgrade to the "middle" equipment line would mean tiles for 40 euros per sqm. If the bathroom has about 12 sqm of floor space and the walls are partially tiled, I would now assume a fleece surface of 40 sqm, is that about right? From your experience, is 40 euros per sqm enough?

For which items did you upgrade further?

An electrical roller shutter would be upgraded by a provider for around 5500 euros; I find that relatively expensive...

What was your approximate price for additional sockets, intercom system..?

Different color: €600
Metal strips on the stair steps: €470
Light cutouts in doors: €330
Different plaster: €3500
RC2N: €830
Electric roller shutters: €4500
Lift-and-slide door instead of normal window element: €900
Different shower walls: €1000
Different toilets: €100
Extra electrical: €3800 (sockets, outlets, sub-meter, thermostats (prepared))

All in all, therefore €16K – well over half already before signing (roller shutters, plaster)

In my opinion, for tile prices over €25, fashion rather than quality is responsible (please contradict me)

Very exciting! We have already included quite a few things in the offer: electric shutters on some windows, closed staircase, 2x floor-level showers, second color for the exterior plaster, 2 sinks in the master bathroom. Currently, a €12,000 buffer is planned for the sample selection. (City villa with a total of 260 sqm and an 80 sqm granny flat.) Let's see what comes next; next Saturday we will have a preliminary sampling to get a feel for it.

We let the sample selection come to us in the hope that it would proceed without significant additional costs. But we were far from that. Initially, there were nearly €15,000 more. For example, double-leaf doors with light panels to the living room, completely different doors in the house (white, country style), different staircase (material + color), different front door, beige joint on the clinker brick (standard is gray), better windows, different bathtub, Villeroy & Boch sanitary equipment. On top of that came the final invoices from the trades for, for example, more sockets, large floor tiles 60x60, different wall tiles, masonry frieze, and so on. This added up to another €5,000. Therefore, we then gave up the electric roller shutters and stuck with the manual ones, because the electric ones would have cost an extra €6,500. And since there is only one roller shutter in the house (bedroom) that we really use daily, it was not worth it to us.

Phew, I don't remember the exact individual items anymore, but I estimate it was ultimately about 30K more for all the extra stuff...

Contradiction - you don't really get good tiles for 25 euros. In addition, that is the price of the general contractor, which is usually even higher than the actual tiles.

Calibrated tiles that are also of good quality and not crooked or warped hardly come at that price - larger formats even more so.
