Broker fees: when do you have to pay?

Hello everyone, we want to build and initially looked at several plots of land. Among others, one in connection with a real estate agent. When visiting a property with an agent, you usually sign a proof for their client. Now we have decided on a plot of land that we had previously viewed with an agent. However, the owner of this plot has meanwhile terminated the contract with the agent. I now only have contact with the owner himself. If I buy the plot directly from the owner, do I still have to pay the agent’s commission? Is there a legal claim for the agent for the brokerage? If yes, how long :confused: does this last? I hope someone knows the answer!!

So honestly, I have never signed with a real estate agent that I had a viewing with him and I would not do that either. Whether you have to pay something in this particular case definitely also depends on the contract between the seller and the agent, e.g. whether the agent can demand a buyer’s commission for purchases that he first introduced to the seller.
