Hi,

I intend to build a house together with my new partner.
We have a child together (4) and I have 2 children (10, 12) from my first marriage.
The two are with us every other weekend.

As if it wasn’t difficult enough, now there is the discussion about how much space we should/must plan for the two older ones.

Of course, I would like to have a room for each child. She says she thinks it’s silly to plan so much space for the 4-7 years when the children still come to us. She’s not entirely wrong there either.

Therefore, I wanted to ask around if there are any “smart” concepts for this or if anyone has built in a similar constellation.

We already thought about a granny flat, but our plot is flat as a pancake.

Convert the attic and possibly rent it out later? We originally wanted a flat roof... okay, you can’t have it all.
However, just like with the granny flat, parking space for cars will be tight. The plot is only about 19x19m.

Build suitably now and sell later and build again?
When I see how hard it is to get building land... phew.

Looking forward to suggestions and discussion.

Klaus

..trying to kill ants with a hammer, I consider pointless. You want to "save" some living space and speak contradictorily about a granny flat... Of course, you don't have to build 3 full-sized children's rooms now. But two small ones, separated by a drywall partition, so that later you can use one as a gym, library, sewing room or sauna room, do not take up more space than an average house with two "full-sized" children's rooms. Full-sized refers to size. Maybe you can simply include the two kids in the planning... if they are both boys or girls, a shared room might also work. If an attic conversion is an option, they might help with the conversion... anyway: 2 x 8 sqm are later 16 sqm, which Diekmann can use well.

Would plan 2 smaller children's rooms as ypg suggested and connect them later. Think about how the children feel? Dad is building and they get the sleeping place on the couch in the [Arbeitszimmer].

I also thought at first what a waste of space for just a few years. But the suggestion with 2 x 8sqm separated by a drywall is great. In the end, you'll simply have 1 children's room and 1 guest room later on, which is absolutely not unusual, and you can always find some use for the second room ;-) And my parents built their house when I was 11. Luckily, no one said it was a waste of space for the few years when the child still needed a room with us. But you don't need 15sqm just for every other weekend.

I have planned a large room for three kids. Not everyone has to have their own room (even though it would be nicer).
