There seems to be quite a bit of leeway. You can certainly see extensions where the 3 m were observed. But also new buildings right on the boundary.

A friendly neighbor and a good architect with good connections to the building authority can definitely be helpful to you.

Renovation and a new building behind it? Is that an alternative?

I don't see enough parking spaces here for the two-family house. is there a parking space regulation from the municipality? How wide is the plot?

Why the garage is not drawn in I cannot tell you.

I quickly looked for my municipality + parking space regulations and found nothing, but I will deal with the topic again.

The width is about 15 m. We will have the property surveyed only next week.
