That is very commendable and wise. Best plan together, or with the same planner, and also have them manage the construction.
We would have liked to do that and my neighbor is building with Rötzer and we had also considered it, but in the end it wasn’t for us. We are a bit more expensive for the one who builds second: but nothing tragic.
Especially this size category is very rare in this construction form, and the granny flat is already less common in semi-detached houses than in detached single-family homes. And conversely, one rarely builds like that on a semi-detached house plot.
Unfortunately, we ended up with a plot that is too large for a single-family house and we are including my parents as well :) hence the strange version.
Most of the time here we read from people who simply emailed their "architect I can do 3D myself" floor plan set, or even just asked for prices with the wish of "xy square meters captain’s gable house." So you were with an independent architect, up to the design planning, and are now (strange order!) looking for the wall construction. But at least you proceeded a bit more professionally than the average question asker. The architect has also already created a building performance description, if I understand correctly – why don’t you let him choose the general contractor as well?
My father comes from civil engineering and he has some skepticism about the selection of companies by the architect, because they mostly build with companies they already know, which is not bad in itself, but maybe not entirely a "free" decision. Therefore we are looking ourselves with the finished plan/specifications :)
