Hello everyone,
we want to buy a house with funding from Bayernlabo (second acquisition). However, BayernLabo has a small problem with the property. The property was built in 1960, and in 2008 the following work was carried out on the property: roof truss with tiles and thermal insulation as well as external insulation. In 2021 the heating system was renewed. We informed BayernLabo that we want to carry out all heating pipes, electrical wiring, water and wastewater pipes, and actually a complete interior renovation (plaster, floor coverings, bathrooms, etc.).
The responsible district office is now requesting from us an expert report on the value of the property and the remaining useful life with the renovation project. I asked the responsible district office which exact expert report is needed. Unfortunately, they themselves did not know exactly which report we need.
My question now is whether a short report with valuation and remaining useful life including the planned renovations is sufficient or whether we need a full expert report. Since there are huge price differences between the two reports, I would be grateful for any help.
Of course, we do not want to spend several thousand euros on a full expert report for valuation and remaining useful life.
