Bayernlabo report, which one do I need to submit?

Hello everyone,

we want to buy a house with funding from Bayernlabo (second acquisition). However, BayernLabo has a small problem with the property. The property was built in 1960, and in 2008 the following work was carried out on the property: roof truss with tiles and thermal insulation as well as external insulation. In 2021 the heating system was renewed. We informed BayernLabo that we want to carry out all heating pipes, electrical wiring, water and wastewater pipes, and actually a complete interior renovation (plaster, floor coverings, bathrooms, etc.).

The responsible district office is now requesting from us an expert report on the value of the property and the remaining useful life with the renovation project. I asked the responsible district office which exact expert report is needed. Unfortunately, they themselves did not know exactly which report we need.

My question now is whether a short report with valuation and remaining useful life including the planned renovations is sufficient or whether we need a full expert report. Since there are huge price differences between the two reports, I would be grateful for any help.

Of course, we do not want to spend several thousand euros on a full expert report for valuation and remaining useful life.

Hello Peter,

I am facing the same problem. Our house was built in 1968 and the employee from the LRA said that the remaining useful life is not sufficient for BayernLabo and an appraisal is required. She did not tell me exactly which one or where. My energy consultant said that this is nonsense because the renovation plan shows what will be renovated, so the lifespan will presumably be extended accordingly.

We do not have any more details either and would also appreciate any information.

Furthermore, I have been waiting at our LRA for 3 weeks to find out whether we are eligible for funding at all (all documents submitted). The woman said that a subsidized loan is likely, but housing promotion is rather slim because the funds are exhausted. Do you know more about this?

Hello Murat,

I called a few district offices yesterday, and the results were shocking. Some district offices have their own technicians in-house who can inspect the property themselves, at others a brief note from the expert is enough. Our district office, however, wants an expert report. Since such a report costs about 6,000 euros, we don’t know what to do.... As far as I found out, the funds are differently equipped for each district office area.

I really wish you much success in this chaos.

Hello Peter,

please keep me informed. I have been waiting for 3 weeks at my LRA for the review whether we are even eligible for funding. According to the Förderlotse, yes, but if I have already been waiting here for three weeks, then we will probably have a lot of fun. Man, those at the LRA are paid with our tax money :(

Hello Murat, unfortunately, I cannot write to you personally because I have too few posts. In my opinion, the reason why the authorities no longer work as fast is due to a lack of personnel, as they also have great difficulties finding suitable staff. But I also understand your frustration; the real estate business generally does not wait for BayernLabo. What I notice is that many no longer rely on funding but instead act immediately because real estate in southern Bavaria has become scarce and sellers do not wait. People who depend on funding hardly have a chance, it seems. We are fortunate that our sellers are very sympathetic and really want to give us the opportunity to purchase the property with funding. We have decided to commission a brief expert opinion. (According to the processor, this is sufficient.) Costs about 1,500 euros, outcome naturally unclear... Which district office is responsible for you?

unfortunately, I also have too few contributions. I cannot say when this will be possible.
The [Landratsamt Neu-Ulm] is responsible for us.
