Basement costs realistically without excavation and removal?

Hello Bauexperte,

you know my general contractor anyway,

I was on vacation and got the offer on Friday (but I wasn’t there) and on Monday the excavation was done. I didn’t really have a choice and I never confirmed it either.

Gravel for backfilling was stored, no idea if there is still some topsoil underneath/behind it.

A correction, 217m³ hauled away for 3654 net, so 4350€ in total, meaning 20€ per m³, the rest was 5€ per m² for clearing all the blackberry bushes and tree stumps etc.

Furthermore, according to the offer, nearly 22€ per m³ with roots would have been charged, although more than 20m³ of those accumulated, they were not billed.

Hello,

This will not please the managing director much, that his people are subcontracting work to third parties without obtaining the client’s written/oral confirmation
This is assured in the contract with your general contractor, the topsoil should be stored separately behind the gravel, after all it will still be needed later.
Then in my opinion you can keep quiet and pay, because first, your general contractor made a mistake in the offer regarding removing the roots (assuming we’re talking about trees) – municipalities often charge €200.00 or more per root – and second, he didn’t even charge for it yet

Hello,

Because it comes close to the "jack of all trades"? The builders pay up to €200.00 and more per root for disposal at the landfill. Then it is processed into mulch at the supply yard and sold again.

It's no coincidence that I recommend another way to my builders; it costs a maximum of fifty euros and both the excavator operator and the builder are happy.

And here I have to get involved again. Although I was told our stored excavated soil was enough, the same earthworm has now delivered 4 trucks of new sand to pile around the house. Without asking, without an order, without an offer. Is that still acceptable? What should I do now?

Hello,


Same scenario as before; seek a conversation with your seller/site manager and/or the responsible managing director of your provider. In principle, such measures should be confirmed by signature and not initiated on your own; unless you have already provided a signature somewhere upfront for such cases.
