Hello everyone,

I hope I am in the right forum with my problem, otherwise please move it.

We are building a prefabricated house with a timber frame construction on a slab. Initially, it was agreed that the house should be 15 cm above the ground, with a gravel bed as splash protection.

Now the architects’ plans have been technically checked, with reference to the plinth height.

With my layman’s view of the plan, it actually seems not to fit on the plan. According to the site plan, the finished floor (Fertigfußboden?) is only 13 cm above the height of the pedestrian path. The top edge of the slab seems to me to be planned flush with the surrounding terrain.

It seems to me that there is a problem. The architect points out that the 15 cm was passed on to the construction company.

But then all the height details on the construction plan do not fit, do they?

Maybe I am wrong, but in my assessment the plans would have to be corrected.
In order to have a slight slope away from the house, I would need a ditch between the house and the pedestrian strip.
Our architect does not seem to want to address this properly.

If the house is built as in the plan, in my assessment we would then have to build a relatively elaborate lowered splash protection around the house, which is not what we want.

Am I overlooking something? Am I wrong in my assessment?

Something is still missing, isn’t it? (Plans / Drawings / Photos) ?

Does this help?

The height of the surrounding terrain is 525.82 and behind the house 525.54.
The terrain is to be built up accordingly.

Apart from the fact that I only see heights of the house in your drawing, but not of the terrain: are you seriously worried about a 2 cm tolerance between actual and target of an absolute measurement in construction???

No, that's not what I meant. As I read the drawing, it is 16cm from the top edge of the base plate to the top edge of the finished floor. Is that correct? Accordingly, the base plate would be completely underground. However, it should protrude 15cm from the ground.

According to this drawing, the base plate is under the terrain along the course of the road. But the house is positioned above the natural terrain profile. Which reference would be used? It does not appear to be the road.
