I would also be interested in a photo. Is it a Swedish house or something similar?

here a lawyer is recommended, although my common sense says ; NO CHANCE

I would first try to get a coverage commitment. If nothing comes from that and the lawyer becomes indecisive in the initial consultation, I would drop it.

Do you know approximately how much new support beams would cost?

Is a legal dispute proportionate to doing it over?

Sometimes you have to be able to check things off

Hello, unfortunately I cannot upload the photos. They are too large. I have to figure out how to do that. The living room ceiling on the ground floor needs to be opened so you can see how far the beams have rotted. Whether anything can still be done besides removing them is questionable. There is now a big hole in the plaster because the beam has broken out. The written report will come now and then we will address the house builder about it. I have no idea how it will proceed. The repairs can only be carried out in spring.

Now you can see it on the mentioned beam. The metal plate lay directly on the wood. Without tar paper. You can see it clearly on the other beam.

For the future, you absolutely must protect the wood! It is completely raw. Have a look at Remmers Bautenschutz. These are proper products, also available throughout Germany.

Something should have been done years ago. A house constantly needs maintenance, otherwise it quickly deteriorates and becomes expensive. It's better to continuously monitor the condition and not complain afterwards.....
