Might be true for a house, they certainly market those harder. But building land? I requested the exposé 10 minutes after the listing was online (search agent). There were a maximum of 2-3 simultaneous interested parties. I paid for it. But that was very easy money.
As already said: after a deal, the person involved only sees themselves. That the creation of an exposé is also time-consuming is not seen: every word written there must be checked or even worked out by the realtor. Otherwise, he would be a fraud. And how many plots of land exactly does THAT realtor sell, yours? Maybe one a year, but he has five real estate ghosts from the 60s/70s, some of which come and go (unsold, but with pre-invested work), two of which are brokered, meaning commission. And now calculate his hourly wage for yourself - minus hours worked, rent, work equipment, and work effort. By the way, a contract at IS24 costs agents a four-figure sum (quarterly? at least that was personal info some years ago, when IS24 massively increased their fees, I don't have current numbers) ...
