What would be the outstanding balance of both loans.

the large one after 25 years 145.5 thousand euros the small one after 15 years 62.6 thousand euros Given the low annuity, special repayments are made in any case, I find this offer very comfortable.

Originally you had 30 years for 3.5 (interest + repayment). Now 25 years for 3.81 (interest + repayment).

What is important to you?

Important is the low annuity, given in both cases, now it’s about fine-tuning. Proposal 1. Loan has reversible special repayments, Proposal 2 unfortunately not.

But if I compare with others here in the forum, then the interest rates of offer 2 are really top. 30 years seems normal hardly anyone does.

I find the interest rates on your equity unusually high, or have they gotten so much worse in the last six months?
We have half the interest rate at 20 years.

And anyone who thinks you can't manage a 1200 loan with 5k net either doesn't know how to handle money or has completely different worries...

So I have 28 years at 1.9 percent. I find the remaining debt very high. There would have to be many special repayments.
