Oops... I just checked again, the renovation was in 2012, not 2002 as I had in mind. Sorry for the mistake!

This is about the offer on Immoscout with the ID 108722110. Maybe the pictures will give some suggestions on where to ask more detailed questions...

Sascha, are you from the area? I looked at the house online and at first glance it looks quite nice, but I think from the exterior and interior appearance it largely shows 80s charm (windows, facade/bricks,)

Last year I sold a semi-detached house in the neighboring town for a very good price and since I know the area, I would say you can easily negotiate 20,000 euros off or more. The house may be solid at its core, but the rest is already aged or could use some updates - Herten is a mining and working-class town and for this price you always get something in that area

Otherwise, I find your financial situation good and would trust a financing if you want to buy the house. If you are willing to pay the price, or if it is worth it to you, then I would have another inspection done with an expert and initiate all other steps.

Um, you don’t mention anywhere that it is a two-family house. Something has to be changed in the floor plan to use it sensibly as a single-family house. Or do you want 2 kitchens, 2 open living rooms and only 2 bedrooms? That has to be factored in, otherwise it’s nonsense. The carpets also need to be replaced, I also find those white tiles in the living room hideous, they would be removed immediately. Aside from that, I notice that you have a very cheap rental apartment. You will never live cheaper again. I find the house nice, but with the necessary remodeling measures it will be an expensive affair.

Rough exterior, noble core. ;-) Unusual on the outside, very cozy inside (a bit too many tiles), small but nice plot... I don't think it's bad. But you shouldn't kid yourself, there will be additional costs, whether you want it or not. I would take that into account when determining the price.
