What I don't quite understand is that the standard land value is 70 euros and the plot has 800 sqm. But you have financed about 120,000 euros?! The additional costs seem very low to me, and can you definitely manage just under 400,000 for a 150 sqm house with a bay window and other extras?

thank you for the assessment. You have actually described exactly what is currently on our minds. The rental apartment is ideally located, but it is gradually becoming too cramped and very noisy. I will post the floor plan here when I get the chance, maybe there are some amateur architects here who can still see significant potential for savings :)

The purchase price was 108,000 €. I got the land value from the Geoportal and the actual price can be somewhere completely different. The owners had first listed it for significantly more but were then not willing to negotiate further. For us, the price was within our range and the location was also good, so we just decided based on feeling.

The company’s short offer is 15 pages long and of course I only have my self-taught layman knowledge, but yes it really includes all special requests and of course also a kind of “friendship discount.”

What about the foundation slab? You're not building a basement, as far as I understand. And then the initial repayment of 1% seems quite low to me given the interest rate. But I'm not an expert in that area, others here can say more about it.

The foundation slab is also included. Of course, everything is planned only to the Building Energy Act standard and without additional insulation. Construction will be with aerated concrete 36.5 cm. I don't really like the repayment with 1% either, but I don't want to exceed the psychological 2000 mark. However, since we repay at least €100,000 with 4% through the subsidized loan, the actual repayment performance is somewhat higher.

Is aerated concrete a must? I ask because the building is being constructed according to the Gebäudeenergiegesetz, and a Poroton brick or pumice stone would be a much better choice there.
