Assessment of Construction Costs: Basics

Hello

As written in another thread, we want to build a small house (120 m2, ground floor, without a basement with a garage and a small garden, simply equipped). Since my estimate of the construction costs was underestimated (1,300 euros per m2), I would like to make a detailed estimate. The idea is to list all required works as well as prices (conservative) to get the rough construction costs.
I was able to take over the building permit, planning, and construction supervision (my profession is similar to architects). I can take over some work myself (e.g., painting or garden, but not electrical work).
Is there a list of works or should I use, for example, [DIN 276]?
Prices - are there rough prices for various works somewhere (e.g., masonry per m2, underfloor heating; roof structure, etc.)?
What would be a reasonable buffer for estimated costs?

As already stated in your other thread, you can calculate with 2000 EUR/sqm for standard equipment. You don’t need to be more detailed for now. It’s not even possible without concrete planning. Keep in mind that if you want to build in the medium term, the 2000 EUR/sqm will probably not be enough, consider inflation/construction cost increases.

Are you authorized to submit building applications?

A basic calculation usually looks like this (and is often quite accurate):

2000 EUR per sqm of living space 25-30k for ancillary building costs with simple groundwork (flat plot). 15-20k for external facilities in own work on a flat plot without much fuss 15-20k for a single garage (maybe with a small additional storage area) or 20-35k for a double garage with possibly a storage space or 8-15k for a carport in more or less own work 10k-open end for kitchen at least 5-10k for other furnishings/lighting

You have to find out the land costs in your region yourself. Don’t forget purchase incidental costs.

Yes, I am authorized to submit building applications (as a rule, people who have completed civil engineering / architecture are automatically authorized to submit building applications for "simple" buildings such as residential buildings under 150 m2).

Thank you for the cost estimate, that looks more realistic.

But also remember not to build too small. If you want to have one or two children later, each should have their own room that is not necessarily 9 sqm. Even if it was different in Eastern Europe, I know those times myself. If you have the means, you should do it. But also a study room, in times of home office, is becoming increasingly important. You can deduct the office for tax purposes if you work from home. All of this becomes very tight with 120 sqm. Just a thought.

Otherwise, €2,000 / sqm is very realistic. In some areas, land prices can be higher than the house. We bought our plot (about 1,500 sqm) cheaply several years ago. Now it would be as expensive as the house

Helpful, as always, can be .

120 sqm ... don't forget, that also includes the building services and all the storage space that tenants usually have in the basement, and the building services don't affect them at all. So I already consider 120 sqm to be really small.
