Are these costs still normal even in these times?

We are planning a major house renovation: The house will be demolished down to the ceiling of the ground floor and then two new floors with solid wood walls and ceilings will be built on top - afterwards plastered together on the outside. The existing house from 1955 will be upgraded from unrenovated to KfW40 plus overall.

There will be 120 new square meters (in the new build) - the ground floor has 60 sqm. In total, the measure will cost us about €450,000 - €482,000, depending on whether the renovation measures in the ground floor are included or not. If I try to isolate the costs for the above, 120 new square meters cost about €450,000, which is €3,800 per sqm (gross).

Is that still normal, even in these times? Here are the cost items:



For timber construction, for example, one has to say that the offer was still €103,000 in March, so the wood prices already amount to €40,000 here. Note: We are installing the heating ourselves, meaning we saved about €20,000 here.
We are also installing the photovoltaic system ourselves, which is included in the total cost at €20,000.

Where are, for example, the 20,000€ garden landscaper or the garage roof included?

Otherwise, we didn’t have extremely different prices last year either (except for the wood construction point).
50,000 for the architect is already over 400€/sqm alone.

Good, the 20,000 € for garden landscapers would also have to be deducted. That is for the insulation of the basement from the outside (10,000 €) (for the ground floor) and for various garden things, which for now have nothing to do with the new building part.

30k € for electrical work: without KNX, but with roller shutter control (2,000 €), connection of wall boxes (500 €), connection of heat pump (500 €), connection of photovoltaic inverter (500 €). So still just under 25,000 € for "normal" electrical work.

Do you mean that we had similar prices in Germany, or you in your house construction?

Architect 50k is of course totally crazy. We only paid the architect about 6k for an entire single-family house with all the bells and whistles. Renovation is much more complex, but with 10k he should be more than sufficiently compensated. So there is already a savings potential of 40k.

Also way too expensive in my opinion: bathrooms and timber construction.

It is hard to compare, but compared to our currently ongoing house construction, the price is not unusual. After all, it includes a lot of luxury with an architect, wall box, ventilation system, electric shutters, and photovoltaic system.
