We are planning a major house renovation: The house will be demolished down to the ceiling of the ground floor and then two new floors with solid wood walls and ceilings will be built on top - afterwards plastered together on the outside. The existing house from 1955 will be upgraded from unrenovated to KfW40 plus overall.
There will be 120 new square meters (in the new build) - the ground floor has 60 sqm. In total, the measure will cost us about €450,000 - €482,000, depending on whether the renovation measures in the ground floor are included or not. If I try to isolate the costs for the above, 120 new square meters cost about €450,000, which is €3,800 per sqm (gross).
Is that still normal, even in these times? Here are the cost items:

For timber construction, for example, one has to say that the offer was still €103,000 in March, so the wood prices already amount to €40,000 here. Note: We are installing the heating ourselves, meaning we saved about €20,000 here.
We are also installing the photovoltaic system ourselves, which is included in the total cost at €20,000.
