Are these additional costs really realistic?

Hello again.
It’s getting hotter... And so we are delving deeper and deeper into the world of incomparable construction service descriptions and incidental costs. Just like here.

Please tell us if the attached numbers are really realistic, or which points might still be missing:

Leveling the property €360
Setting out the house €2200
Building application fees €465
Insurance fees €118
Container/ waste disposal €480
Connections electricity, water, sewage, gas, waterproofing sewage €4200
Outdoor facilities/ terrace €10229
Soil survey €1260
Excavated material storage €460
Excavated material backfill €460
Excavated material removal €1500
Garage 3x9 = €8000

Total: €32342

What I noticed: Construction electricity is missing and maybe the porta potty.

Since the drilling (four pieces) for the soil survey was done here today, I can tell you that (at least in the Ruhr area) the prices range between 500-650 EUR. We also don't just get a short report...

Hi,
how do you come up with these strange numbers for the excavation?
They make me the most suspicious.

Is there an offer for the garage? It seems cheap to me or is it made of metal...?
Otherwise, a foundation under the garage is still missing and possibly fill material for the ground under the crane, if you have to take care of that.

Basically – a detailed breakdown is not necessarily required here either – you can assume good €35-40k in additional building costs; if the plot is difficult, even more. Plus electrician costs for painters and floor coverings, plus costs for outdoor facilities, plus costs for the garage, plus reserves for extras.

The numbers for excavation and removal also confuse me – where do they come from? Based on an existing soil survey or estimated for normal soil conditions? The costs for the public connections also seem quite low at €4,200. The garage 3 x 9 is pretty cheap – simple steel construction or rather an open carport?

Usually, the site setup – which includes the portable toilet, construction vehicles, construction fence, and the waste container – is provided by the contractor. Why do these items appear on your list?

That looks like Danwood or something similar. Since I personally calculated a Danwood house there once, I know that in the 2-page construction description there was no room for such things and everything has to be paid for as an additional service.

Aside from the fact that, as already noted, not nearly all incidental costs are listed here, I consider some figures unrealistic.

For the soil survey with 4 drillings of 6 meters each, we only paid just under €800. A lesser depth would have been sufficient, but we wanted to know more precisely what else might come.
The building application depends heavily on the cost of the property; we pay more than twice that.
The development costs seem extremely low to me! Just the basic fee for electricity and water here (Brandenburg) is over €2000. We don’t need gas (heat pump), but the basic fee for gas development alone would also be around €1000.
What are the excavation costs based on? We pay about €10,000 (200 m³) for earthworks (excavation (including storage – this is not even listed as a separate cost item, why should it cost extra), backfilling with load-bearing material / compaction, removal) as part of a fixed price.

Garage costs can be cheaper or more expensive; it entirely depends on what it is made of.

Insurance costs and waste disposal, for example, are included in our price because we are building with a general contractor and not ourselves. From what I understand of your post, do you want to do some or all of it by yourself?
