Are the ancillary construction costs calculated correctly?

Hello everyone,

I have inherited a plot of land with a house from my parents that I share with my brother.

The plot is about 1600 sqm, on which the parents' house still stands.
We each want to build our own bungalow.
We will sell half of the plot to a planning/construction company.
The other half I will divide with my brother, on which each will build their house with the said planning/construction company.

According to the construction company, the house should cost 248,600 euros including heating and paving.
Now I would like to calculate the additional construction costs so that I know how much loan I need to take out.

I have gathered and partially calculated the following points:

Notary: 1.5% of the purchase price = €3,729

Land registry entry: 0.5% of the purchase price = €1,243

Broker fees = We did not have a broker. Possibly costs for the architects for each new preliminary planning drawing?

Development costs (electricity, water, and telecommunications): The parents' house with connections still stands on the site to be demolished.
Can the connections be taken from it and split? The construction company will also build a 4-unit house on the purchased plot according to their plans.

Surveying by the cadastral office = ?

Building permit = the planning and construction company has already submitted it to the municipality.
Will there be any costs for us?

Structural engineer check = ? Doesn’t the planning/construction company do that?

Membership in [Bauherren-Schutzbund] = ? Recommended?

Tree felling = There are 3 large birches on the plot. Or will they be felled at the same time as the demolition of the parents' house?

Insurances = for construction helpers, shell insurance, construction performance insurance... are these mandatory?

Forgot anything else?

I am grateful for any tips! This is the first house I am building and hope not to forget anything.

Which purchase price? I think you inherited the land?

Probably not, there will be two separate plots with separate houses each. The utility providers can tell you exactly.

Check your contract with the company.

What does the contract say?

Do you have construction helpers? Otherwise, please also check the contract with the company.

I assume that everything not stated in your contract must be covered by you.
Earthworks? Sewer pipe? Supply lines? Construction fence? Porta potty? Terrace? Outdoor facilities? Architect services? Special requests? Etc.

The property belongs to us, but do you only have to pay the purchase price for the house? The notary only does the land registry entry? I will specifically inquire again about other things like earthworks, sewage system, etc. But some of that is already taken care of by the construction company. But very good and important points. And how much should you budget for a normal small topping-out ceremony? 1000 euros?

Sure, you don’t complete the purchase of the house before the notary. You only go there for the division or sale of the 1/2 share of the land (the buyer pays for the sale) and to establish the land charge. Then there are also invoices from the land registry office. That is entirely up to you. For us, the expenses were for countless (self-made) sandwiches, snacks, and a few crates of drinks (and a gas bottle for the patio heater – the topping-out ceremony was also on St. Nicholas Day) – so rather about 100€. It was still great.

Before I would even consider a topping-out ceremony here, in my opinion there is still much to clarify and take into account....

Do I understand this correctly? You are keeping half of the property (8ooqm) and want to build two bungalows on it (you and your brother), so each of you has about 400sqm of space available?
