Are securities customary for completion and warranty?

I don't quite follow now. Before the acceptance, I have already paid 99%, so what am I supposed to withhold?

What I meant is 50% until completion of the shell construction. That can be less if you like.

Regarding the 3% after handing over the documents, does that mean that the building application documents will be handed over to you? I think a first reasonable payment milestone would be after the approval of the building application.

Otherwise, I think it's quite a lot of individual payments. If your bank is okay with that, fine.

Apart from the many payment steps, point 6.2 would make me suspicious. What does it mean overall? This term is as flexible as [Ein Kaugummi].

It is on my list of points I want to negotiate with him. Just like that we should pay upon receipt of the invoice. An invoice can also come without the step "im Großen und Ganzen" being completed. He recently showed us the house of other builders – maybe we'll drive by there and ask if they were able to negotiate or how it went for them in practice. Row houses were also built for us, one of which we once wanted to buy. The contract scared us off, full of disadvantageous provisions, almost 50% before construction start (developer, including land). We then let it go, too much risk. The buyers of the now finished houses were extremely satisfied with the process, had no problems at all. You just don't know beforehand.

Clause 6.4 is also flagrantly ineffective in the terms and conditions, by the way .... (= according to that one would have to happily pay for even defective services initially). Then even the biggest joke, the one percent final payment, comes to nothing...
