Are architect and construction supervision costs really that high?

We have now spoken with two more architects, and the prices for all phases settled between 12,000 and 16,000 euros. That sounds much more realistic. And also an amount I am willing to pay. But their intuition and chemistry didn't quite match yet. Next week, two more meetings, and then we want to make a decision. We have canceled the original [ArchitektenBau.-Ing.] again due to distance and price. And he couldn't precisely specify how his fee was composed. The architect was supposed to only draw, and the structural engineer only calculate. He wanted to do the rest.

We pay €4500 for service phases 1-4. €15000 would definitely be too much for me.

We paid a total of 2000€ - it was okay. The billing was done by us hourly - not flat rate. The problem with flat rate billing is that once a certain amount of effort is reached, the quality may suffer - because the supervisor has to work for "free".

According to HOAI, for a single-family house costing 450k (Zone III, mid-rate) €20,000 is allocated for LPH7. According to architects, 100 on-site appointments for a single-family house are not uncommon. Per appointment, the costs are still moderate..

Hello, if it is an independent expert / construction supervisor, a percentage of 4-8% of the renovation amount is usually applied during renovations, at least in the Lower Rhine region. If the construction supervisor also handles tenders and awards, there is generally a surcharge of 2%. It depends on the scope of the assignment.
