Hello everyone,

my name is Konstantin and at the beginning of 2017 we will build a house for us and our children (currently 1, in the next few years 3).

I have been reading here for some time and am always grateful for your tips in all areas of house construction and have already been able to use many things for myself. Thank you very much!

Attached is our floor plan (created with a friendly architect).

This floor plan has already been optimized several times and we like it quite well.

Since such a high investment should be planned and prepared well, we would like to hear your opinion on the floor plan to possibly avoid planning mistakes or to incorporate new ideas.

We look forward to your feedback.

Nice design.. I like it. 500k including incidental construction costs and architect? That is too tight. House alone ~ 500k plus 50k architect (HOAI) plus 50k incidental construction costs are probably more realistic. KNX easily adds 30..35k extra to the electrical costs. Ground probe heat pump, controlled residential ventilation, and water softening system also add up to about 50k total. Many architects do not price that high.. so be careful a bit. We just went through all of this. 225sqm including attic, garage 470k plus architect plus 150k incidental construction costs (KNX, controlled residential ventilation and and and).

One more thing: You wouldn’t believe how much a freestanding bathtub costs. We also have 3 bathrooms and NOT everything is from Villeroy & Boch. We're at just under 35k only for sanitary fixtures.

Overall, it seems somewhat convoluted to me. In many places, a smaller cuboid was placed inside a larger cuboid to achieve certain functions (kitchen-pantry, sleeping-dressing room, office-utility room ...). This leads to sometimes "peculiar"(?) traffic routes. Often, one walks through corridors. Example: - The guest to the guest bathroom - The resident from the couch to the toilet - The homeowner to his bed - Back and forth to the office - Guests to the office (meeting room?) When I think about it longer, I would redesign. Smaller office (but: only you know how many guests come to meetings at the same time), better access to the office, generally smoothing corners and edges.
