Architect costs? What did you pay? What price is normal?

we are at the very beginning of the planning. We have now received an offer from the architect for the planning of our semi-detached house. 8,100€ for 3 plans (i.e. if the house has to be completely redesigned three times). How do you find the price? That would be 4,050€ per half of the house, is the price okay? What did you pay the architect?

That is too little information to make a judgment. Use a HOAI calculator as a reference. Enter the eligible construction costs there, with the middle rate and III, and then you will get the costs an architect may charge for each phase according to HOAI, plus 3-5% incidental costs. We commissioned up to service phase 4 (€4500, not according to HOAI), after that our construction coordinator took over.

As written, too little information on what the architect is supposed to do. You can't expect much for €4000.

Approval planning? Execution planning? Or even just 3 drafts? What about structural analysis, energy saving regulations, etc. To protect yourselves, familiarize yourselves with the topic. Then ask if the price is right.

For which service phases exactly? - are you sure that the three plans are to be interpreted correctly? Is the semi-detached house a mirror clone, or is each half individual? First of all, my congratulations on the wisdom of going to a joint planner for a semi-detached house!
