Hello everyone,
we are still in the preliminary planning phase with the architect but have largely completed the floor plan. However, cost group 400 (heating, sanitary, electrical, ventilation) has not yet been addressed in detail. We are surprised by his lump-sum cost planning and I wonder if it might be overestimated.
What do you think? Who has current experience and tips for saving costs?
Key data:
-160 sqm living space, 15 sqm utility space, complete south orientation with large window front (9.5 m long), hillside location
Sanitary 25,000 euros (including piping)
(2x shower, 3x washbasin, 2x WC, 1x freestanding bathtub), no guest WC, Keramag standard equipment (except the bathtub), no glass elements needed in showers due to tiled niches, short piping (technical room/bathroom/bathroom above/next to each other), connection for washing machine, kitchen connection, 1-2 outdoor taps
Heating 25,000 euros (including piping)
- underfloor heating
- heating favors gas condensing boiler + solar for hot water without heating support (with the motto: keep it simple and good...), alternatively geothermal with drilling
Electrical 25,000 euros
- electrical work kept simple, no BUS system, venetian blind control per room (possibly per floor if price is okay or wirelessly possible), network/TV in four rooms, no recessed ceiling spots, often no chasing needed as cables run in gypsum drywall partition walls
Ventilation 10,000 euros
- ventilation: no central controlled residential ventilation planned, possibly decentralized where necessary
