Hello everyone,
since the subsidies (BAFA & KfW) will change next year, I wanted to ask here what you would recommend doing in my situation.
Regarding our current status: We are planning to build a KfW 55 house next year. According to the general contractor, it is supposed to start at the beginning of May. The building application was submitted last week and the structural engineer commissioned. We have also found an energy consultant who is currently preparing his offer. Otherwise, there was only a "getting to know" meeting with the general contractor beforehand.
Our plan was actually to take out two KfW loans of 120,000€ each (2 residential units) and to talk again with our general contractor/heating installer about the BAFA subsidy for an air-water heat pump. We also wanted to get advice on controlled residential ventilation with heat recovery, as we have not yet decided whether to install one or not. However, since the BAFA subsidy will expire on 31.12., we are under time pressure.
Therefore, I have the following questions for you that you might be able to help me with:
1. Is it possible at the current stage to get an offer for an air-water heat pump + controlled residential ventilation for the application at BAFA? There is no heating demand calculation for our house yet, so the capacity of the heat pump would have to be estimated. Can the capacity be changed after the application (of course with proof of the heat pump with a seasonal performance factor >4.5) or will there be problems with the approval of the subsidy?
2. And regarding the seasonal performance factor calculation: We have planned a fireplace alongside the heat pump. Should a bivalent (parallel) mode of operation be selected in the seasonal performance factor calculator? This would require the building heating load for the calculation, which we do not have yet.
I definitely want to discuss the BAFA subsidy issue with my general contractor shortly, but I wanted to first ask here whether it is basically possible to submit a subsidized application to BAFA based on our current status.
Alternatively, I have also considered asking our general contractor whether a later start of construction in July would be possible to get the higher KfW subsidy (with 150,000€ each and 17.5%). What do you think about that? Or is it still too risky at this point and better to consider the BAFA subsidy?
