I personally don't think the option of renting out (with a fixed term) is bad. If a steady partner wants to move in within 2-3 years, it's relatively easy to arrange.

Does it matter how significant his share of the residence is?

I think it has a bit of a connotation like "and for the children, I would also like a mom again." "I'm marrying a house"
