No idea how exactly the calculation is done there. I never look at the effective interest rate, but calculate and compare in €. The effective interest rate is too complicated for me, I don't think much of it. For that, I have commercial customers, where there is no effective interest rate. The professionals also only calculate in €.
I did the same. The effective interest rate on paper was too wishy-washy for me, so I simply calculated what the whole thing would cost us in total until we are debt-free. Then I compared it to what it would look like if we took a simple annuity loan and continued calculating with hypothetical follow-up interest rates. In the comparison, I looked at the total costs until complete debt freedom.
Bauspar contracts have advantages and disadvantages. I would rather recommend a classic annuity loan including the KfW component.
Regarding the interest rate for the 30-year term, I can only agree with Ybias78. That indeed seems a bit high. You can already get 30 years term without KfW from 1.50% - 1.60%. If you then also factor in the favorable KfW interest rate and benefit, you will definitely end up cheaper than 1.76% effective.
