Hello,
I have concerns about the installment payments. It says:
1. after handover or submission of the building application 5%
2. after start of excavation 9%
3. after concreting the basement ceiling 14%
4. after concreting the ground floor ceiling 11%
5. after completion of the carpentry work 17%
6. after installation of the windows 17%
7. after interior plastering 16%
8. after heating installation 7%
9. after readiness for occupancy (installation of the front door) 4%

Is this appropriate?

That reads like a very decent "zug um zug" - at which point do you think you have already paid more than what has been created up to that point?

After the start of excavation of the construction pit and: When the roof truss is in place, more than 50% has already been paid (56%)

Yes, but then work continues, and the next 17% of the scope of work is tackled. The windows (and other things) that come next must also be purchased by the contractor in good time (and he must have made a down payment upon ordering and paid in full upon delivery). I do not want to argue about individual calculations, it may well be that the contractor never becomes cash-strapped liquidity-wise. But that can only be to your benefit, as it also reduces your risk that he goes bankrupt before completion. Mind you, without thereby declaring every single percent to be appropriate, this seems to me to be a very solid payment plan.

Solid for the BU in any case. I find the distribution very contractor-friendly. If (!) the BU goes bankrupt, for example, after the window installation, only 27% remain to complete the entire interior finishing?! But be that as it may, in the end, it’s a matter of trust. I wouldn’t agree to that with an unknown BU without references, but with a regionally known BU, maybe with a few references known, I wouldn’t have any concerns.

In my opinion, you can only answer that question yourself.

We have 9 times 10% and twice 5%. Is somewhat fairer. Karsten
