Affordable house construction? Seeking expert help

Hello dear forum experts,

we (29m/28f) are currently in the initial planning phase "own home (single-family house)" and would appreciate feedback/tips etc. Since yesterday, after a long wait, we have received the "ok" to build our single-family house on our existing property (orchard). Basically, I would like information, honest feedback, and ongoing exchange (if it is realized). I also apologize if we are still very early in the planning and our experience is limited.

General information about us

- Woman 28, me 29
- Desire for 2 children in the next 5 years
- She works in human resources (public sector), I am a junior KAM at an insurance group
- Both employed; permanent contracts
- currently both full-time at about 40 hours per week
- building is planned in a small village with kindergarten, primary school, and train connection (20km) to the next larger city (> 100,000)
- whole family in the same village (support)

Income and asset situation

- Together 4,450 euros net (She 2,200 net / He 2,250 (transfer) after car-related benefit (otherwise statutory net 2,600))
- both 14 salaries
- Annual bonus payment of about 10,000 gross, which of course can only be partially achieved
- Salary-wise, I should see about 400 euros more net in the next 2-3 years, as of today (see colleagues)
- Owned plot (orchard) (into which about 25,000 must be invested (zoning plan, water, electricity, etc.))
- Plot 950 sqm (value between 115,000 and 135,000, (not sure yet) (new development area currently requires 143 euros per sqm)
- Equity (small) has already flowed into architect, "ancillary construction costs," orchard and cleanup of old pollution + kitchen 3 years ago, etc.
- Remaining approx. 10,000 is emergency savings

Housing costs:

- current rent including utilities: 1,000 euros
- telephone, internet, mobile: about 80 euros per month

Car (mobility)

General information about the house construction

- Size of the plot 950 sqm
- New building, solidly built, single-family house with 1.5 floors
- without cellar
- size of the house? approx. 190 sqm (including 14 sqm utility room)

Construction or purchase costs

- Plot costs 0 (still approx. 25,000 euros until developed)
- Construction costs about 380,000 euros (approximate statement from architect)
- Architect 10,000

= Financing amount approx. 380,000 euros (max. 400,000)

The question now is:

How do you analyze the situation given the conditions? Possible yes/no? What should be considered? What do you need to make a statement? How is the plot evaluated?

Will be difficult, definitely tight. You should allow 50,000 as a buffer. Then calculate the monthly rate and decide for yourself if it works.

The net salaries are not high. The woman will be unavailable for some time with two children.

It’s possible, but it will be tight.

What caught my attention: where does the figure of 10k for the architect come from? If that is an estimate on your part, then better use 4-5 times that amount.

Thank you very much for the first replies. The price for the architect is a fixed price, as he is an acquaintance. The thing with the net salaries is true, however, we are still at the beginning of our "careers" and the fixed costs for the car, fuel are also not present due to the company car.

... on the spending side, however, you are also at the beginning of your career. With more money, expenses also grow. With children, by the way, too.
