Additional purchase costs: When are which fees due?

Dear forum community,

Yesterday we had the notary appointment for our existing property. According to the notary, the processing time at the land registry office is currently only about 4 weeks. Our bank (the Ing-Diba) has also proven to be a bank with turbo drive so far. Of course, we know that we have to pay about 2% for the notary, about 3.5% for the land registry office, and unfortunately also 7.14% for the real estate agent.

Now, I am someone who likes to plan and preferably know everything beforehand to be able to prepare mentally ;). Of course, I know that it cannot be said exactly beforehand, but experience reports would really help me. Therefore, my question is: When are which fees and invoices due? What do you pay when? And how did it go with you? And maybe some of the above-mentioned items turned out to be more expensive than estimated, and if so, why?

2% should easily cover notary and land registry together. For us, it was significantly less. The notary invoiced us the first bill, which came directly after signing. Then came the property transfer tax, and then eventually the land registry.

Expect that the invoices will arrive and be due within the next five weeks. On Tuesday, the invoice from the [Makler] will arrive, in one week the one from the [Notar], and in five weeks the one from the [Gericht].

Don't forget the real estate transfer tax, or is that the 3.5% "Grundbuchamt" (Bavaria/Saxony)?

The costs for registering the land charge can be underestimated, especially in new construction. On the internet, one often reads a flat 1.5-2% for "Notar und Gericht". However, the fee amount mainly depends on the registered land charge, i.e. calculating 2% of the purchase price of the property, e.g. €150K, backfires if a €500K land charge is to be registered.

Sorry, I obviously meant the real estate transfer tax at 3.5%!

Our land charge differs by €39,000 from the purchase price, of course upwards. Luckily, I have already read here in the forum that the fees are calculated based on the amount of the land charge.

I will write the solution here step by step:

1. Invoice: Broker commission. 4 days after the notary appointment. Payment term 14 days.

2. Invoice: First partial invoice from the notary for 0.86% of the purchase price. 6 days after the notary appointment. Payment term 14 days.
