No and no again. As a neighbor, I would raise the alarm and also take action against the building authority if exceptions are allowed. Some random person comes along, buys land, and the first thing that happens is that the rules are changed just for me. Outrageous. If 0.15 is not enough, then it’s the wrong land. The entire character of the settlement is destroyed this way. This is the gateway for a future granite-ization of the area... away from green towards stone and pavement, packed tightly together, and the 80 sqm of grass maintained by the robot mower. – Already when I read earlier here that the OP wants to cut down the two large trees on the property, the hairs on the back of my neck stood up. Hopefully there is a tree protection ordinance to prevent this outrage. Because a house stood on the land with the trees. So building must work with these. Karsten

A common room is defined in the state building code and doubtful cases (hobby room, sauna, ...) are more or less clarified by countless rulings.

Bedrooms, living rooms, children's rooms, kitchens, ..., access corridors and stairs - according to external dimensions!
Not included are storage rooms, attic spaces, bathrooms, toilets, dressing rooms, ...
