This is my income. It will increase to 2900 in 6 years. My wife currently earns 1400. However, I never know how long her full salary will last, as we also want to have a child. So far, we are a childless couple. We have no liabilities. Equity is 20000

If you start firing the bricks yourself and weaving the insulation yourself, maybe ;)



We don't know what the banker knows. Maybe you have too many liabilities or too many mouths to feed. There is a difference whether a childless couple wants to build or a family with 3 kids and dad still has to pay alimony ;). And if you say: I earn... a second income might be missing for security?!

In this case:

a) No salary increase counts. Purely fictitious; not relevant for financing
b) Wife's salary does not count before having children, because then it disappears and the child costs extra money.

Around 240,000 for a nice condominium for a young family: That is affordable, foreseeable, manageable and truly – great, and all for the price of rent for an apartment with 3 people. If saving works out, then maybe in 10 years with the second step (condo) then with the house? Or first keep renting, save, then townhouse/condo/semi-detached house.

20000 equity = 0 equity... no, it's even negative equity :) In the end, you need more than 100% of the loan amount for the credit

What happens in 6 years.. doesn't matter at all. The wife earns 1400.. that sounds better. But what do you mean you don't know how long? Because of children?

You should adjust your plans (wrong: the correct term would be to recalibrate), that would be better.

In this forum, no one is interested in seeing young forum participants on television in "We have a building ruin" on Sunday afternoon at 5 pm.
