130 sqm detached house or townhouse with my budget of 220k

Before my wife and I get carried away with something, I have a question about the possibilities with a budget of €220,000 + €20,000 equity. We are planning a single-family house in the Bremen/Lower Saxony area. The living space should be about 130 sqm. A plot of land is not yet available. Land costs about €45,000-55,000 without other fees. Everything must be included in the stated capital, so door opening, closing, and moving in furniture.

Is it at all possible to build a single-family house or a manufactured house with the above-mentioned specifications? Based on my online research, I can hardly imagine it at the moment. What construction time or total time should be planned starting with the purchase of the land? Which companies would be interesting to contact?

It is unrealistic to build a house for that. Without personal contribution, I think you can estimate around €230,000-240,000 for the house alone in a FH style.

As the previous speakers have already written, the budget is rather tight. What about a condo? For your budget, you could get really nice condos here in the Ruhr area – no idea how it is where you are – some even with a garden or shared garden use.
