Do sellers really expect you to just hand over all your assets on a good faith basis? Or do other home buyers actually give their money more easily? You know what, I’m starting a new thread based on this question because I’m really interested.

The insight from this and my other threads for now is that I should place more trust in my "business partners." Although it is difficult for me, I will try. Basically, I trust that other people do a good job, but I hear so many negative things from the construction industry and have had bad experiences myself that it makes it difficult.

Thank you for your many responses and food for thought.

There are different sellers, different company philosophies. Of course, everyone wants as little work as possible for as high a profit as possible.

There are phrase-mongers who really just want you to sign.

There are those who give you a good feeling. They take their time, they stay on equal footing.

A simple question, which from your side requires no knowledge: What is included in the standard equipment? Or simply nice doors. Standard or upgrade? Phrase-mongers are usually already at the end by now.

I am in favor of small general contractors. Not pure sellers. They take care of you from start to finish. Without personnel changes. No complaints department.

A small prefab house general contractor from the region would be my favorite, but despite weeks of research, I simply haven’t found anyone like that.

Don't fixate on a prefabricated house. There are many small GUs in Leipzig/Region that will also build your house in solid construction (usually also significantly cheaper than the nationwide prefabricated house providers).
